The main activity of our team is sale-trade of agricultural plots of land in south-east part of Bulgaria /Bourgas region/. We have old and newly repaired rural houses for those, who look for tranquility and picturesque nature no great way from the sea.

Most of the plots are facing main roads, and with various possibilities for using them /Petrol stations, motels, villa zone, wine-cellar, e.t.c./ The citys and villages around South Black Sea are our work area.

Are you interested in investing in Bulgarian Properties?
We give you detailed information about the ordinary procedure of buying a property in Bulgaria.
If you are interested in, you should have in mind the following:

 

  1. we fix the details concerning your arrival to Bulgaria
  2. you buy a ticket to Bulgaria
  3. we meet you at the airport
  4. we help you with the accommodation in a hotel / booked either  by you, or by us/
  5. we together visit the real estate you’ve chosen
  6. if you still want to buy it, we sign a preliminary contract, including the rights and the obligations of  both parties.
  7. You pay deposit of 10% of the price of the property
  8. If you buy a real estate with the land, you should set up a company in Bulgaria.
  9. You open a bank account /personal or belonging to the company/  in Bulgaria.
  10. The new notary deed is prepared in about 3 days
  11. after receiving the documents from the Notary, you become the owner of the real estate.
  12. The new property should be declared in 2-months period in the relevant taxation services /if you authorize us, we may do this for you/
  13. With copies of the notary deed, a new contract with the Water providing and Electricity companies should be sibned.

Note:

  1. setting up a company takes place in the relevant municipal court , which takes 10 days and costs 500 Euro. The fixed capital for opening a company is 5000 BGL /2500 EUR/. You may take this money out after the company has been set up. The documents, required for setting up a company are: BULSTAD /a special number, received from the registration service/, taxation number and the written decision to buy the real estate. If the buyer acts through another person, he/she should have special authorization, signed by a notary.

* The potential buyer pays all his expenses during his stay in Bulgaria.
* You should have in mind that in Bulgaria there are such terms as “taxation price” and “purchase price”. In the notary deed you may write the taxation price, which is lower than the selling/purchase price./ This is for taxation purposes only.
* The buyer pays all the expenses concerning the deed. /i.e. if in the official documents the price is 5000 BGL, the buyer pays  400-450 BGL tax/
* if you buy a real estate without land /i.e. an apartment/, you don’t need to set up a company.
* the price should be paid before or during the execution of  the deed.
